Q:      CO-BROKE. WHAT IS THAT? I PAY THE BUYERS AGENT?

A:     Yes. In order to place your property into the Multiple Listing Service you need to offer a  commission to the Realtor that brings and shows your home to the Buyer.  The Buyers agent in Florida Gets Paid by the Seller. If you don't offer a commission, Realtors don't show your home to their qualified Buyers! You can offer an amount in the form of a commission or a Flat Fee.  We Highly recommend at the lowest, a 3% commission. Just like your Home's Selling Price should be competitive with other homes, your Commission to Buyer Agents should be too.  The standard Co-Broke or Buyers Agents Commission offering is 3%. You can offer more, and you can even offer a Commission plus a Dollar Amount, like:  3% Plus $2000. 

Q:      WHAT IS THE MLS ANYWAY?

A:     MLS stands for Multiple Listing Service.  The MLS is a local database of homes for sale by REALTORS. Other REALTORS use the MLS to find homes for their clients.  Approximately 90% of homes are sold through REALTORS!  Only Licensed REALTORS have access to the MLS and it's thousands of homes available.  However, once listed in the MLS, there are literally thousands of PUBLIC websites that pull the homes information from it and display for the PUBLIC to view. Q:      WHAT WEBSITES WILL THE MLS LISTING BE ON?

A:     Once you are listed on the MLS, Thousands of Websites pull the data from the MLS system and display on their website for PUBLIC viewing.  Several of the TOP websites include, REALTOR.com,  CYBERHOMES.com,  MOVE.com,  AOL REAL ESTATE, YAHOO REAL ESTATE,  and the list goes on and on!! 
Note: Realtor.com, Move.com, Cyberhomes.com and all other websites that pull from the MLS are not affiliated with RG REALTY or the MLS, they simply pull data represented in the MLS and display on their domains.  RG REALTY and its affiliates have no control over these websites and do not offer any such control, changes, edits, or advertising and are not responsible for any changes in procedure or display of said domains.  

Q:      CAN I ADVERTISE MY CONTACT INFORMATION IN PUBLIC REMARKS

A:     NO. Unfortunately, it is against MLS rules and regulations to have any contact information displayed in Public Comments/Remarks.  Your contact information will be provided in the REALTOR remarks sections so that Realtors will contact you directly to set appointments.

Q:      MY CONTACT INFORMATION ISN'T SHOWN ON REALTOR.COM, HOW DO YOU HANDLE INCOMING CALLS?

A:      Any calls that come into the office are sales leads for the agent.  If our agents couldn't rely on a small percentage of calls coming through, we wouldn't be able to offer the Super Super Low MLS listing price of $50.  We would have to charge Much more, in the hundreds of dollars, like you see from many other High Priced Online companies, and they still capture the lead as a sales lead.   Please note that the $50 MLS listing is for advertising to Realtors and their clients on the MLS, and not for advertising on Realtor.com or the other thousands of Real Estate Websites, but rather those site ads are a Bonus or Benefit of advertising on the MLS. Since over 90% of homes sales are through Realtors, it is truly an amazing price to pay to get that exposure without having to pay Listing Commission on top of Buyers Commissions.   Less than 1/2 a percent of homes are sold as a result of a direct inquiry from Realtor.com.  Instead, it usually is a client calling about one home they saw, then the client wanting to see more homes like it to make a choice. So while your home sale might not be the result of a direct call in from the AD, it is highly more likely that your home is included in a search of the other homes that the client wanted to see.  Advertising on the MLS and getting exposure on Realtor.com is the #1 way for homes to get seen and sold, Our Flat Fee Program is our way of helping the economy and our clients save a ton of money, by offering a Super Low Cost alternative that frankly, We haven't seen beat yet.

Q:      HOW MANY PHOTOS CAN I SHOW ON THE MLS? ANY RESTRICTIONS?

A:     The MLS holds 10 photos that you may send to us through email.  If you are unable to send digital photos, we can scan your photos at a charge of $1.00 each photo.  There are 2 main restrictions for photos. Restriction 1, the very 1st photo MUST be of the FRONT of your home.  The 2nd restriction is that no photo may contain any writing or advertising or contact information on them.  Even For Sale Signs in the photos are not allowed.

Q:      CAN I SWITCH TO YOUR FULL SERVICE PROGRAM LATER?

A:     Absolutely!  Our Full Service Listing Program utilizes the programs listed here, plus so many more to help you get absolute maximum exposure!  Plus, you are represented! Q:      WHAT HAPPENS WHEN I FIND A BUYER?

A:     You must notify RG REALTY immediately of any changes to your Listing.  Regulations of the MLS require immediate updates of any changes in status. You can withdraw your listing at any time up to the point that you have a contract.  Once under contract, the MLS listing cannot be withdrawn.  These are rules from the MLS system.

Q:      Can I list my property FOR RENT in the MLS

A:     Yes you Can!  In Fact, we have a program for that service as well.  We offer our Full Service Rental Program and a Flat Fee System.  You can get a 6 month listing for only $100.00  The Co-Broke or Buyers Agent Fee is a referral fee and is usually between $200 and $400.  Please Visit:  http://www.RG-RENTALS.com for more details.

Q:      WHO WILL SHOW MY PROPERTY??

A:     Once a Realtor has an interested Buyer in your property, they will contact you directly to arrange and schedule a showing to their client.   

Q:      WHAT IF I NEED TO TAKE MY PROPERTY OFF THE MARKET TEMPORARILY??

A:     If you need to take your home off the market Temporarily, we can put your home status in a TOM condition, Temporarily Off Market, and then when you are ready to Re-Activate your home, let us know and we can change the status back to ACTIVE as long as you are still within your paid service time frame. Once your Expiration date is reached, your home will be Withdrawn from the market, unless a renewal fee is paid to keep it on the MLS in ACTIVE or TOM status..  If you need to REMOVE your home from the market, have it Withdrawn, we can do so for you. However,  Once Withdrawn, you will need to pay full price again to Re-Activate the listing.  This is in direct correlation to the costs RG REALTY incurs for Withdrawing, Activating and TOM service fees. 

Q:      MY HOME IS ALREADY LISTED THROUGH ANOTHER COMPANY. CAN I LIST WITH YOU TOO FOR MORE EXPOSURE?

A:     NO. The MLS only allows 1 (ONE) listing for a sale of a unique property at a time.  In addition, you will not gain any additional exposure, only more cost.  PLEASE NOTE: IF YOU ARE ALREADY ON THE MLS AND ACTIVE,  AND YOU PAY FOR OUR SERVICE TO LIST YOU AGAIN, WE WILL BE UNABLE TO DO SO AND WE CANNOT OFFER A REFUND AS OUR SERVICE TEAM HAS ALREADY BEGUN THE  WORK TO HAVE YOU LISTED.  IF YOU ARE UNSURE OF YOUR STATUS, CONTACT YOUR RG-REALTY REPRESENTATIVE TO CHECK YOUR STATUS!
